You have probably thought about going the “for sale by owner” or FSBO route, but wonder what you’ll miss out on by avoiding the high commissions.

After all, signing up with a regular commissioned real estate broker will take 6%, 7%, or even more right off the top of your sales price. And, that means a lot of money out of your pocket. So, many people are eager to go the “for sale by owner” route to get the most for their home.

So, let’s look at what you may miss.

First, unless you first talk with some real estate agents you may not know what comparable homes have sold for in your area. Understanding what similar properties have sold for is critical to pricing your property to sell. If you price your home too high you may not be able to sell your property until you lower the asking price and become more competitive.

So, before you decide to go the FSBO route, get some assistance from several real estate agents about setting the right listing price.

Second, while you may have a sign on your front lawn indicating your house is for sale, only people who drive down your street will see your sign. Fifth, going the FSBO route may put you at a disadvantage when it comes to negotiations and legal matters. Unless you have access to legal counsel or are very familiar with real estate transactions you will need to educate yourself in these areas. If might be wise to retain the services of a real estate attorney just to make sure everything you do is in your best interests.

Overall, selling your home requires a number of skills and a lot of patience. While you can do it yourself and possibly save some fees, you will need to gain some knowledge and do many tasks that a real estate agent can do for you. People pay outrageous rents sometimes more than a mortgage would cost.

So the everyday living expenses are easy, it’s the saving of the down payment that holds people back. Take away that problem that holds them back and you’ve got a sale!

At six percent a pop, the savings literally amount to tens of thousands of dollars. The potential downside is you actually have to do the work. One aspect where this is particularly true is when it comes time to show the property to interested buyers. Here are some tips to help you with the process.

First and foremost, it is important to time the showing. If you have multiple parties showing interest in the home, try to set a single time to show the home. The goal is to have them at the property at the same time. This creates the impression there is a lot of interest in the home. This impression will then motivate the buyers to make offers on your property.

A second tip is not to show your home on your own. As sad as it is, there are cranks and weirdoes out there. Make sure you have at least one other person with you when showing the property. If you need some help with this, mortgage brokers are often willing to come to showing. There goal is to snag one of the potential buyers as a mortgage client. Regardless, it gives you multiple people in the home and cuts down on any risk of something bad happening.

The third tip is to get your marketing brochures together. Buyers rarely look at just one home. You want to give them a brochure so they can remember and visual your home. The brochure should contain all the relevant information about your home including price, square footage, unique aspects, your contact information and pictures, pictures, pictures! Did I mention pictures?

Finally, make sure you have a guest book for potential buyers to sign. Ask for them to sign their names and provide a phone number. This will create a record for you of everyone that saw your home. It will also provide you with phone numbers so you can call them back if necessary.
